EPC Energy Performance Certificate


epcEnergy Performance Certificates were introduced across the UK in 2008 to help improve the energy efficiency of buildings. All properties whenever they are built, sold or rented out, now legally require an EPC.There is a fixed penalty of £200 for not providing an EPC. 

During an EPC assessment, information is collected which includes details of property size, construction, insulation and heating/hot water provision. The time taken to perform an energy assessment will vary according to the individual property.

Accredited energy assessors will produce the EPC alongside an associated report which suggests improvements to make the building more energy and carbon efficient.

The EPC provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average to date being 'D'. It is prepared at the time of sale, but will also be required for any new tenancy on a rental property. It is the responsibility of the Landlord/Vendor to make sure     that a valid EPC has been obtained at the beginning or during a change of tenure/ownership to show to prospective Tenants/purchasers.

In England and Wales, Domestic Energy Assessors or Chartered Surveyors (who have been DEA Accredited) can produce an EPC.
