Do you need a Survey and/or a Valuation?

Buying a house is one of the most important decisions of your life.

Your survey is a report prepared independently for you and not your lender.

It provides you with information about the condition of the property you are considering buying and gives you a clear summary of the key risks associated with your purchase before you commit to buying.

A mortgage valuation is prepared for your lender to determine the market value of the property. The lender's mortgage valuation report is designed to help them decide if your property will provide suitable security in return for the money you have asked to borrow.

The report and valuation is usually confidential to them and is not discussed with you the purchaser, this can leave you unaware of costly defects and issues that their Valuer has noted.

Commissioning your own survey and/or valuation will help you control your own exposure to the risk of costly defects, poor condition, problematic issues and negotiations over purchase price.

A valuation is not a survey and is usually used for a variety of purposes including mortgage lending, probate, matrimonial, reinstatement insurance and cash purchase.

What is 'Market Value' ?

The basis of 'Market Value' is an internationally recognised definition:

'Market Value is the estimated amount for which a property should exchange on the date of valuation between a willing buyer and a willing seller in an arm’s-length transaction after proper marketing wherein the parties had each acted knowledgeably, prudently and without compulsion.'

It represents the figure that would appear in a hypothetical contract of sale at the valuation date and is used in the majority of residential valuations.
